The Master HOA

The Wescott Ridge Homeowners Association, a.k.a. the “Master HOA,” is the master association governing the entire community of Wescott Ridge. Its primary function is to govern and maintain those parts of Wescott Ridge that are intended to serve and benefit all residents, i.e. “common areas.” The townhomes located within Wescott Ridge also fall within/under the direction of the master association.

The Master HOA includes:

  1. The Courts at Wescott Ridge
  2. The Greens at Wescott Ridge
  3. The Townhomes of Wescott Ridge

All owners of residential property are members of the Wescott Ridge Homeowners Association, and if they live in a condominium building, they are also members of a Condominium Association.

The Wescott Ridge Homeowners Association does not regulate those actions taken by the individual condominium (Courts of Wescott Ridge and Greens of Wescott Ridge) Homeowners Associations and those specific condominium areas that they regulate.

The overriding objective of the Homeowners Association is to administer the affairs of the overall community in a manner consistent with the safety and well-being of owners and residents of the properties within Wescott Ridge.

 

The Courts at Wescott Ridge

The Courts at Wescott Ridge Condominium Association, Inc. is a non-stock corporation, the members of which are all owners of units within the Courts property. Its primary function is to govern and maintain the parts of the Courts property that are intended to serve and benefit all residents, owners, and tenants.

The Condominium Association is responsible for the maintenance, repair, and replacement of all the “Common Elements” (including structural replacement of “Limited Common Elements”) as defined in the Declaration.

 

The Greens at Wescott Ridge

The Greens at Wescott Ridge Condominium Association, Inc. is a non-stock corporation, the members of which are all owners of units within the Greens property. Its primary function is to govern and maintain the parts of the Greens property that are intended to serve and benefit all residents, owners, and tenants.

The Condominium Association is responsible for the maintenance, repair, and replacement of all the “Common Elements” (including structural replacement of “Limited Common Elements”) as defined in the Declaration, whether located inside or outside of the Units. Essentially “Common Elements” are all parts of the Greens property other than the Units (Garage spaces are considered part of the Unit). “Limited Common Elements” are such things as shutters, awnings, doors, window boxes, driveways, doorsteps, porches, and other apparatus designed to serve a single Unit, but located outside the boundaries of the Unit.

 

The Townhomes of Wescott Ridge

The townhomes located within Wescott Ridge fall within/under the direction of the Master Homeowners Association. There are 174, one and/or two car garage townhomes in Wescott Ridge.

Each townhome owner is responsible for the maintenance of the exterior and interior of their house. The rules and regulations describing the maintenance of the exterior or the townhome are located here: Design and Maintenance Standards.

The townhomes in Wescott Ridge are broken into two categories. All models are three floors in total consisting of open floor plans and several have bump-outs for extra space.

Wescott 18’s – which contain 2 models:

  • ‘Jefferson’ (end unit)
  • ‘Belfair’ (interior unit)

Wescott 20’s – which contain 3 models:

  • ‘Woodley’ (end unit)
  • ‘Burgess’ (interior unit)
  • ‘Astaire’ (interior unit with kitchen on first floor
